1. Own a community, not a city

Depth beats breadth. Knowing every building in one community, its service charges, its management and its rental performance, makes you genuinely useful.

2. Keep your compliance clean before you need it

Valid permits on every listing, current registration, accurate advertising. It costs nothing when everything is fine and saves everything when it is not.

3. Follow up on a schedule, not a feeling

Most transactions close well after the first enquiry. The broker who is still in contact at month six wins deals that the broker who stopped at week two sourced first.

4. Write down what the client actually said

Budget, timeline, must haves and dealbreakers, recorded accurately, let you match inventory months later without asking again.

5. Qualify early and honestly
